Kin Balam, Inc. seeks US $1,000,000 to build an eco-hotel in Chichen Itza, Yucatan, Mexico. 

Owner  will contribute 31 hectares (76.57 acres) of land whose value is US$3.00/square meter.

Extensive primary and third party research indicates that the demand for hotel rooms is very high and at times cannot be met by the existing hotels.  Eco-tourists are looking for properties with unique access to nature.  The Eco Lodge Chichen Spa will fulfill the increased demand for tourist services such as restaurant, bar, spa, swimming pool, perma-culture garden, yoga deck, and retail stores.  Furthermore, the eco-lodge’s highway location will attract tour operators to this rapidly growing tourist area.  Direct competition is limited to seven hotels with 300 rooms. (Three of these hotels are considered first class hotels.) 

The principal anticipates that further success will be realized by the sale of goods and services not currently available to eco-tourists at any other facility in Chichen Itza.  The owner’s ability and willingness to invest substantial resources in the launching of this business is further strengthened by the lack of personal financial dependence on business profits during the early years of the business.

FINANCIAL SUMMARY

A review of this financial proposal shows Kin Balam to be a high-reward, low-risk investment. Cash flow is more than sufficient to allow payment of principal and interest.  First year sales are projected at US$1,249,580, with only US$896,220 required to breakeven.  Profits start at US$188,728 the first year and climb until all 60 bungalows (40 two bedrooms and 20 one bedroom) are built and added to the hotel inventory in the third year.  Opening of four additional eco-lodges in the Caribbean is planned by the end of the third year.
